This site lies within The Surrey Hills Area of Outstanding Natural Beauty (AONB) and is designated in the Local Plan as an Area of Great Landscape Value (AGLV) and Green Belt. The Frensham Common SSSI adjoins the site to the north and east, and the site lies within the 400m buffer for the Wealden Hearths Special Protection Area (SPA). 

 

This site was purchased as a commercial site with an existing cottage and nineteen nissen huts with only eight of these units having lawful use for B8 storage and distribution use and one unit having permitted B1 office and light industrial use. GTS then submitted a successful application to convert the remaining ten units to have established B8 use so that all units had no restriction on hours worked or HGV mobility.

Following approval of the commercial use a further application was presented to Waverley Borough Council for the proposed demolition and removal of all the existing nissen huts and the erection of three new dwellings with associated garaging, parking and landscaping. A separate application was also submitted to extend the existing cottage. Both applications were refused but then appealed together upon which approval was granted for both schemes.
